The Work We Take On

Most of the houses we get called to in San Luis Obispo went up between 1973 and 2012, with the bulk of the stock dating to the 1980s and 90s, spread across roughly fifteen named areas of town.

Hardware differs by era

That matters more than people think. A door installed in 1985 uses different spring sizing and a different track profile than one put in during a 2005 remodel, and the opener hardware from each era fails in its own predictable way. We work on both: torsion and extension springs, steel and wood panel doors, chain-drive and belt-drive openers, rollers, cables, and the tracks that warp when a door gets slammed off its rails.

Coverage beyond city limits

We also go where the houses are. Beyond San Luis Obispo proper we take calls from Los Ranchos four miles out, Avila Beach and Pismo Beach along the coast, Los Osos to the west, Santa Margarita and Arroyo Grande inland and south, and out as far as Grover Beach, Oceano, Morro Bay, Atascadero, Cayucos, and Nipomo.

Wear rather than weather

The mild temperate climate here means we're not fighting the frozen-track problems a contractor in a snow state deals with - our failures tend to be mechanical wear and age, not weather damage, and we price and schedule accordingly.

Our limits

Work We Turn Down

We don't do new home construction framing or structural work - if a garage opening needs to be reframed before a door goes in, that's a carpenter's job, not ours.

Phone quotes for worn doors

We also won't quote a repair over the phone sight-unseen on a door that's clearly at the end of its service life; a door from the early 1970s portion of the local housing stock, run on original hardware for decades, is often a replacement conversation rather than a repair one, and we'll tell a homeowner that straight instead of billing for a patch that won't hold.

Gates and fire doors

We don't install or service gate operators, commercial rolling steel doors, or fire doors - those need different parts and different code knowledge than residential sectional doors. And if a job needs a part with a long manufacturer lead time, we say so up front rather than promising a same-day fix we can't back up.

Parts sourcing delays

Garage door parts, especially for older openers no longer in production, sometimes take time to source, and we'd rather tell a customer that on the first call than after we've started.

Quick answers

Plain Answers

Homeowners in this market, where median household income runs north of $100,000 across the service area, tend to ask good, specific questions before they book a job, and we'd rather answer them plainly than sell around them. If your spring broke on a Saturday, we can usually tell you over the phone whether it's a simple torsion spring swap or something that touches the whole system. If your opener is from the 1990s and the logic board just died, we'll tell you whether a replacement opener costs less than hunting down a discontinued board.

With roughly 27,000 owner-occupied houses across a service area of over 53,000 households, we see the same handful of failure patterns on repeat: worn rollers rattling the track, a cable that's frayed past its last winding, a sensor that's drifted out of alignment. None of it is mysterious, and none of it needs a sales pitch dressed up as a diagnosis.

Questions

Common questions

Do you work outside San Luis Obispo itself?

Yes. We take calls from the surrounding Central Coast towns, including Los Ranchos, Avila Beach, Pismo Beach, Los Osos, Santa Margarita, Grover Beach, Arroyo Grande, Oceano, Morro Bay, Atascadero, Cayucos, and Nipomo, in addition to San Luis Oobispo proper.

My house is from the 1980s - is that a problem for parts?

Not usually. A large share of the local housing stock dates to the 1980s and 90s, so springs, rollers, and track hardware from that era are common jobs for us. Parts get harder to source on much older, pre-1970s installs.

Can you give me a quote without seeing the door?

For a simple issue like a broken spring on a standard double door, often yes. For anything involving an older opener, a bent track, or a door near the end of its life, we'd rather look at it first than guess and get the number wrong.

Does the coastal climate here affect garage doors?

San Luis Obispo sits in a mild temperate band, so we don't see the freeze-related failures some regions do. Most problems we find are from age and daily use wear - worn rollers, stretched cables, worn opener gears - not weather.
